10 STEPS TO BUYING A HOME WITH ACORN
Buying a house is an exciting milestone but a daunting prospect at the same time, but we’re here to help guide you through the process and make it as easy as possible.
1. Get your finances in place to work out how much you can afford.
Buying a property is a big step often involving a substantial long-term commitment. If you need a mortgage, make sure you get one agreed in principle before starting your search. Many banks or independent mortgage advisors will be able to help – we can put you in touch with some if you would like.
2. Find your dream home with us
Think about where you see yourself living – do you want to live in the heart of a big city or have the best of city/rural living in a country town, do you see yourself on the coast or among the sprawling countryside? 3. Book a viewing and reserve
You can book a viewing with one of our sales team, or, because we sell homes off plan too, then you will see CGI’s of the home and what we plan it to look like. Once you have decided which house you’d like to buy, you will complete the reservation paperwork with the sales team. At this stage, you will need to pay the reservation fee which forms part of your deposit and takes the property off the market.
4. Arrange your mortgage
Let your bank or mortgage advisor know that you would like to proceed with the full mortgage application.
5. Instruct a solicitor
You will need a solicitor or to oversee the legal conveyancing process of the sale so that ownership is lawfully transferred through to you.
6. Exchange of contracts
Once the legal work is complete and, if applicable, you have received your mortgage offer, it’s time to exchange contracts. This is required to take place within 28 days from the date your solicitor received the contract pack from our solicitor. As you approach the time to exchange contracts your solicitor will go through the contract papers with you, request you to sign them and ask you for the balance of your 10% exchange deposit. If your new home is already built and finished you will exchange with a fixed completion date, or if your new home is currently being constructed you will exchange for completion on notice.
7. Home demonstration tour
Once your new property is build complete we’ll invite you to come and have a look at it. The sales and site team will help you get an understanding of how your property has been built and how things work.
8. Legal completion
Once everything is in place for completion, your solicitor will advise your mortgage lender to release the funds. Or if you are not having a mortgage, your solicitor will request that you transfer the monies to them. Your solicitor will then transfer the funds to our solicitor and once the funds have been received, our solicitor will confirm that legal completion can take place.
9. Collect the keys!
We will call you to confirm when you are able to pick up your keys from the sales team. At this stage, you will be given a homeowner’s manual. This manual will have detailed information about your property including appliance serial numbers, instructions and guide.
10. Aftercare
Once you move in, our aftercare team will ensure that you are happy with everything in your new property and address any issues or answer any questions that may arise.
