We are delighted to share that 85% of houses are now sold at our landmark £40 million regeneration scheme Brooks Dye Works, in Bristol’s St Werburghs, with many homes already occupied by new residents.
In partnership with Galliard Homes, the four-acre park side scheme has created a new residential quarter and brought more much sought-after family homes to the area. Brooks Dye Works offers an exciting addition to the neighbourhood with new pedestrian routes linking to the adjacent Mina Road Park. There are a limited number of 4-bedroom houses remaining which each benefit from allocated parking and private gardens.
The scheme was formally launched in June 2020, at the height of the pandemic, and attracted considerable interest from local buyers: 80% of residents are from the surrounding Bristol area, with the majority from BS2, Montpelier and Bishopston, who found the scheme’s unique combination of central location, history and park side setting highly appealing.
Bringing additional green space to the locality with a new public open space, Alfred Brooks Square, named after the founder of the historic dye works, which links via new pedestrian routes to the adjacent Mina Road Park and children’s play area. The new square centres around the retained 19th century chimney and is bordered by a crescent of houses with private gardens, which will overlook the green space and are the final phase of the scheme to be released.
Robin Squire, Regional Managing Director of Acorn Bristol commented, “St Werburghs has a great sense of local community, with a unique vibrant mix of independent shops and a creative art scene. Being able to contribute to this, through creating new family homes, retaining legacy aspects of the area’s industrial heritage, and further expanding access to local green space, has been really rewarding. Improving access to public space for the local community puts sustainability and wellbeing very much in focus for residents.
“Brooks Dye Works has brought a previously derelict site back to use and put it at the heart of the local community.”
George Baffoe-Djan, Head of Galliard Western Division commented, “The reimagining of the former dyeworks into a new community is a project we are immensely proud of, with the new houses already new homes, as residents move in.
“A key benefit of Brooks Dye Works has been the provision of larger family homes, ideal for growing families who want to remain in the local community or move-in and grow. We are delighted that Brooks Dye Works has been so popular, with many Bristolians making their homes there.”
Homes at Brooks Dye Works use renewable timber frame construction and are built to be energy efficient with EPC rating B, smart meters and double-glazed argon gas filled windows to maximise each home’s insulation. Additional sustainable features include a Sustainable drainage system (SuDS) and a wildflower basin providing a natural approach to managing drainage and planting to improve the natural eco-system. Many of the remaining houses also feature PV panels and secure cycle storage.
Brooks Dye Works is located on the site of Victorian-era industrial buildings that were formerly the home of historic dye works. Established by the Brooks family in 1862, the business remained a family-run concern until the founder’s great-great-grandson Simon Brooks retired in 1997. The factory was originally a business to dye clothes for mourning and funerals and expanded into dying clothes for retailers and the bulk cleaning of blankets for the American Army.
Less than 1 mile from Montpelier and Stapleton Road train stations and under half a mile from the M32 motorway, Brooks Dye Works benefit from good access to road and rail links.
A ceremony to formally mark the last roof at Brooks Dye Works being completed, referred to as a ‘Topping Out Ceremony’, has also recently taken place, a clear indicator that the full completion of the development is very much in site.
Only nine 4-bedroom houses remain available at Brooks Dye Works, with prices from £565,000. Select homes are also available with a £15,000 Key Worker discount, for terms and conditions please speak to the sales team.
